What follows is an interview with Yanick Laporte, Century 21 Tremblant real estate agency owner who specializes in the sale of waterfront properties.

Tremblant Express: Yanick, how is this segment of the market doing at the moment?
Yanick Laporte: So far, 2018 is different from recent years. There are fewer properties for sale and more buyers on the market. The baby boomers are selling their properties and a large number of Quebecers, Ontarians and Europeans want to achieve their dream of having a waterfront cottage.

Have prices risen?
It varies a lot from one lake to another, but in general, properties with three or more bedrooms, in good condition and located less than 30 minutes from Tremblant Ski Resort are selling well right now. After that, I would say that the land makes a big difference and influences the value of the properties.

What advice would you give to an owner who would like to sell their waterfront property?
Spring is the perfect time to put your property up for sale, because it allows you to field more potential buyers. Even if you would like to finish up some minor work on your property, I would advise you not to wait too long. However, if you miss out on this time of year, a summer video visit will help sell the property in fall or winter. A video shot in summer can show the full potential of a waterfront property, the land and all the wonderful assets fully expressed in the summer.

How can I evaluate the price for the property?
Most often, it’s hard to set the right price yourself for the property. I recommend that you give the job to a certified evaluator or a real estate agent you trust. That person will be able to present a detailed report on other comparable properties sold in the region, which will help justify the value of your property so that you can sell it at the best price. In addition, the sale will go more quickly.
